Can I use a 1031 Exchange to invest into a syndication deal?

Since the investor is technically purchasing a portion of the limited partnership and not the property themselves; the investor is unable to 1031 Exchange into or out of a syndication deal. Nevertheless, the syndication as a whole is able to 1031 out of one of our deals and into another deal; deferring taxes that would normally be paid from the sale of the first property.
